Transitional Fall Design Ideas

Hello Fall- We welcome you with open arms!! For many this is the best season of the year- the weather is starting to crisp, fall sports are in full swing, leaves are turning beautiful colors, families are out picking apples and the coming holidays are starting to get planned. Only GOD could make a season as wonderful and fully heartwarming as fall! There are many indicators of the official transition into fall- from the leaves and temperature dropping, to seeing Christmas decor out in stores. In Sioux Falls, the Home Builders Association, “Parade of Homes” (Sept. 12-13th & 19-20th) marks the official beginning of the season for all interior design, staging and tradesmen/construction companies. It’s a chance for us to combine all of our skillsets and work together to accomplish goals and do our best to create beautiful and inspiring homes for YOU… plus we get to SHOW OFF a little bit!! We hope you had a chance to get out and see some of the homes- there were so many amazing designs and concepts this year. We encourage you, as a family owned and operated small business, to participate when there are local business events in your area- even if you’re just getting ideas for your next home project, you create valuable connections with people like us- for when you ARE ready to update or remodel and sets you up for success when you’re purchasing/building your own home. 

We had the pleasure of working with PAUL FICK HOMES this year, to stage their newly finished home on Sawtooth Trail! We were honored to use their beautiful home to showcase our design skills! When standing in an newly finished home it’s common to have questions “Is there enough room for the kids to grow?’ “Can our current bed fit in here?” “Is there enough storage?” When you are inside of the SAME home, fully furnished- it’s much easier to see the proportions of the spaces available and imagine you/your family, in the home. Our design team has the ability to stage any home- new construction or resale; we also work with realtors & builders to help design/customize a home during construction, to your desired specifications. It was fantastic to get to meet and talk with everyone that came through and show you what Omorfiá Designs is all about. We had the best time and are looking forward to seeing all of you at the next HBA Event: the Home and Outdoor Living Show (February 26th-28th, 2021.)

But now that the Parade fun is over- builders and construction workers are scurrying to finish outside projects before the snow flies- so NOW is the time when things start amping up for inside projects. With fall comes fully packed schedules, while we’re all trying to prepare our homes for the influx of family/friends that will be gathering in them, very soon! Halloween & Thanksgiving seem to seamlessly lead into Christmas and New Years, with not a spare second between. Not only are our minds bustling with recipes and activity ideas, but also with home updates and re-decorating we want to accomplish before the chaos ensues. If you’re like us you want to change things up, accommodate for everyone (even those last minute- unexpected guests) AND keep your precious budgets in tact- is that too much to ask?!! Budget Friendly Updates to make for Fall

When attempting to make updates to your home on a strict time schedule and budget; try to spruce up every nook and cranny, in some way. Try borrowing decor from another room, digging into last years stock and putting a twist on it or buying new items that you plan to repurpose again! To really impress, focus on the rooms with the greatest visual effect on your guests- think about which parts of your home are going to be seen and used the most, when your house is bustling with people!

Make the Outdoors Cozier- Before they even step foot inside your home, transport your guests by creating a pumpkin and lantern-lined trail leading up to your home. Dress up your door with an oversized wreath or hang window wreaths adorned with festive colors and fall foliage. Fill a basket with firewood to set on the front porch. Add string lights, warm plush blankets and throw pillows tossed on your chairs to warm up your space and your guests. ADD CANDLES!

Make the Indoors Cozier- Liven up your dining room with a fun centerpiece, magically add dimension to your kitchen with a warm rug and cozy up your entryway by bringing the colors of the front yard, inside. You can quickly transform the feeling of any room by switching out the pillows. Add blankets to every room to create a cocoon-like space. Use blankets in new ways- create a colorful/festive tablecloth or use them to layer with rugs. ALWAYS ADD CANDLES!!!

Add Patterns and Color- Play with patterns, we go mad for plaid! (if a more perfect fall pattern exists, we don't know about it.) Add design elements of tartan plaids or stripes in moody hues for an autumnal vibe. Don’t be afraid to mix and match wicker accessories, candles, fall colors/florals with vintage details. Experimenting with color combinations of deep red, velvet purple, burnt orange, rich green or even jet black—will instantly modernize any room in the house.

Florals, Pumpkins & Foliage- Place pumpkins in unexpected places; gourds and mini pumpkins can fit just about anywhere! Feature a bounty of freshly picked fall treats (apples, flowers, acorns and squash.) Forage a centerpiece display of leaves and branches, in a simple vase or gourd. Spice up your fall flower displays with sprays of wheat bundles, cotton stems and pine cones. Get creative by using pears as place cards and turn apples into candleholders- for more CANDLES!

How to Stage Your Home For A Quick Sale

Spring heralds many rituals, and those include home buying and selling season. Many people with families prefer to move in the summer, which means they need to list and sell their home in the spring. If you want your home to attract buyers and sell quickly (who doesn’t!), then you’ll want to learn about home staging.

Home staging is the term for making your home look the most attractive to potential buyers. Taking the time to stage your home makes a huge difference in its appeal, and the time it is on the market.

What’s the Difference Between Preparing a Home for Sale and Home Staging?

When you go to put your home on the market, your real estate agent typically provides some advice for helping your home sell. Preparations may include making small repairs, replacing outdated appliances, or undertaking some upgrades -- such as granite countertops or new lighting fixtures. These changes will stave off buyer’s concerns, make your home more appealing, and allow you to get a better asking price.

Staging your home is all about appearance and presentation. You want to let go as the homeowner and think like the buyer.

A properly staged home looks comfortable, bright, inviting, and, most importantly, like a place the buyers would want to live. If they can’t see themselves in the home, they won’t want to buy it. Your mantra is clean and bright when it comes to home staging for success.

Outside Your Home: Curb Appeal

  • Apply a fresh coat of mulch and plant some in-bloom flowers. Consider adding pots of flowers on your porch or hanging baskets by your entryway.

  • Keep the grass mowed and neatly edged.

  • Trim bushes and trees so they are away from windows and doors.

  • Wash your windows, inside and out.

  • Add a bench or chairs to your porch or patio so buyers can envision themselves sitting there.

  • Buy a new welcome mat to welcome buyers and make your entryway look fresh.

Inside Your Home: Remove Your Personal Touches

If you’re selling your home, it won’t be yours anymore. You might as well begin the process of detaching when you stage it. You don’t want buyers to feel like they’ve stepped into someone else’s home, or that they are invading your privacy.

You want buyers to feel like it could be their home and to imagine themselves living and entertaining there. That means you have some depersonalization to do.

  • Remove family photos from walls, mantle, and shelves. These only remind buyers that they don’t live here.

  • Paint over your custom colors with a warm neutral tone. Neutral doesn’t mean boring. It means, “I can make this my own with my accessories and style.”

  • Make sure there is plenty of light. That may mean removing heavy window treatments or adding more lamps with higher wattage bulbs that can be turned on for showings.

  • Let the room breathe. Remove furniture from your living spaces to open them up and showcase the size of the room.

  • Rearrange furniture.  Arrange your living room in a conversational manner. Move beds away from the door in bedrooms to show the room to the best advantage. Open up the floor space as much as possible.

  • Declutter, declutter, declutter. Remove knick knacks from your mantle, put away toys and books. Consider putting items in storage until you move. You want to showcase your home’s square footage, not your personal belongings. A cluttered, overcrowded room will scream “not enough storage space” to a buyer.

  • If your furniture is old or worn, consider renting furniture that is bold, contemporary, and stylish. Contact us at Omorfia if you are interested in this option.

Kitchens and Bathrooms

  • A simple investment in a new rug, shower curtain, or color-coordinated towels can make a difference in these critical areas.

  • Clear off countertops as much as possible so you can showcase your counter space. Put away personal care products in the bathroom, either in the cabinets or baskets.

  • Consider adding under cabinet lighting if your kitchen is a bit dark. You can add that easily with battery-operated LED lights that mount under the cabinets.

  • If your cabinets are a bit outdated, this could turn away buyers. A coat of paint can do wonders, especially if you are going from dark cabinets to a bright, reflective white that will make your kitchen or bath feel open and airy. Another easy update is to change the cabinet hardware. New knobs or handles can provide a whole new look.

  • Pedestal sinks are hot in bathrooms and fairly easily swapped out for your current vanity. Pedestal sinks are inexpensive, easy to install, and make your bathroom look bigger.

Watch out though! Make sure your bathroom flooring extends under your current vanity! You don’t want to pull it out and realize that the tile or vinyl stops at the vanity’s edge. Your simple pedestal sink swap just turned into reflooring your bathroom. If this happens, though, take heart. Your effort will be rewarded when buyers are awed by your updated bathroom.

Clean Everything

Spring is the time for annual deep cleaning, and if you are staging your home for sale, this is doubly true. Now is the time to make sure your home is spic and span, inside and out. Consider hiring a cleaning service to get your home looking new, fresh, and spotless.

Design Tips for your Small Space

Cozy, warm, pleasant, and welcoming; all words that you hope people think of when they are describing your home. If you live in a small living space, you start to realize that it's not as easy as it looks. How are you going to take this small space and transform it into something breathtaking? It seems so easy when they do it on HGTV but why is it so nerve-racking now?

With small house interior design, there are always sets of do's and don'ts that govern how a space transforms. A small space is no exception. If anything, the stakes feel higher because you have less area to work with in your home.

However, working with a small space should not feel daunting. At Omorfia, we have picked up some tips and tricks to help you as you try to navigate interior design for your small house or living space.

Out of Sight, Out of Mind

When doing interior design of a small house or small room, it is always best to make the room as clutter free as possible. Having less clutter in a room gives the illusion of more space. Therefore, when looking for furniture, we recommend finding pieces that can conceal items.

For example, a console would offer ample interior storage and shelving, while providing a more sleek and solid exterior. Coffee tables with hidden storage offer the same thing. If you use your living room often, chances are that you have a lot of stuff floating around that you need daily. Maximize your space by buying furniture with hidden storage.

Going along with this, we recommend buying furniture that has a dual purpose. Providing more than one use helps to make small areas more functional. An example of a small bedroom would be to buy a daybed instead of a full/queen sized bed. You can use it as a couch during the day, thus maximizing that space when you need it. It can easily convert it into a bed at night. Many day beds have additional storage below as well.

A new trend that has taken over by storm is open shelving. While it can look amazing and is very appealing, we do not recommend it for small spaces. It may seem like not having cabinets would make a space feel larger than a room full of cabinets.  In reality, if you do not have items strategically placed on the open shelving, it can seem like more of a chaotic mess than a clean, spacious look.

Tall Pieces of Furniture

Choosing some well-designed tall pieces can accentuate high ceilings in a small room. This height can make the room look and feel expansive. Even if your ceilings are not that high, having a tall bookshelf or cabinet can trick the eye into thinking that they are higher than they are.

Again, having storage is key to small space living. Having floor to ceiling storage will make the height of your room seem taller, and provide a spot for all the things you accumulate.

A Mirror, or Two.

Never underestimate the power of a strategically-placed mirror in a small space. Mirrors can make the room appear double in size. That goes for any place, a bedroom, dining room, or living room.

Placing a mirror adjacent to a window or a sliding door can instantly add an airy and spacious vibe to your small space. This is an easy and inexpensive trick that we highly recommend if you are living in a small space.

Small Space doesn't Necessarily Mean Small Furniture.

A lot of times people tend to think that the size of your room dictates the size of furniture to buy. However, you should take that tip with a grain of salt. While of course, you don’t want to buy a piece of furniture that takes up half of your room on its own, you don’t necessarily ONLY have to stick to small furniture.

Say, in a living room, you can buy one or two larger pieces and then some smaller pieces to give some contrast. Having only small furniture can create awkward spaces and gaps throughout the room.

Make the Place Bright

When you are thinking of painting the walls of a small space, think light and bright. Light colors tend to be more reflective and make a space look more open and airy. Now we know, white walls everywhere are not for everyone. Take a trip down to your nearest paint store, and you will be surprised at how many light and bright colors you can find.

For years people have argued not to use dark paints in small spaces because they tend to make areas look even smaller. And while, yes that is true, we believe that throwing an accent wall here or there with a splash of color can have pros that far outweigh the cons.

While the interior design of a small house is all about maximizing your space, it is also about creating a space that is unique to YOU. If that means throwing some darker paint up, so be it. All in moderation. Having one dark wall surrounded by light walls will make the space visually appealing without taking away the look of square-footage.

How to Decorate Your Home Like a Luxury Hotel

We all know the feeling of walking into a nice hotel room, dropping our bags, and falling onto a crisp, white, fluffy hotel bed. Whether it’s the fact that it’s a new bed or the fact that someone else cleans it, hotel rooms inspire a sense of excitement.

In the Bedroom

When it comes to your bedroom, the bed is king. When you walk into a luxury hotel room, the first thing you generally notice is the bed. Usually, beds are placed prominently in the room, and are typically white, fluffy, and decorated with beautiful and inviting pillows. Even more, the room’s curtains perfectly coordinate with the bedding and pillows.

To achieve the luxury hotel look in your bedroom the first step and best place to spend a chunk of money is on the bed. Investing in a supportive mattress will prove worth it when you wake up refreshed every morning. Topping that mattress with high-quality sheets will make for an even better night’s sleep. Go for the highest thread count you can afford.

Finally, purchase a nice down comforter (or down alternative if you are allergic to feathers) and down or memory foam pillows to finish the luxury bed. One thing you will notice is that beds in luxury hotels almost always have a plush headboard. You want to be able to lean against it and still be comfortable.

There is a particular design flow most designers follow in luxury hotels. You will always find a bedside table on each side of the bed with lamps, a desk, some inviting chairs, and a coordinating side table, an armoire, and a television.

The bedroom is a great place to invest your money. You spend a significant amount of time in this room. However, many homeowners skimp in this room, since other people don't often see it.

In the Bathroom

A sign of a truly luxurious hotel is an incredibly serene bathroom. You often feel like you are walking into a spa when you enter the bathroom. Luxury home decor isn’t solely for the living room and bedroom.

In a luxury bathroom, you will most likely find a walk-in shower with glass doors and walls around. To top it off, there are probably full-body jets and a rain shower head. Without a doubt, there is a large tub you can’t wait to soak in.

You also typically find two sinks that are deep and made from an expensive material. When you look up, you will see a large wall mirror with an intricate frame surrounded by fancy lighting. There are plush, soft, and absorbent towels hanging on several racks around the room. And let’s not forget the bathrobe made from high-quality cotton.

If you want to step things up a notch, invest in a towel warmer to ensure a warm towel every time you exit your luxury shower. Imagine your feet never being cold because you have heated flooring. You might never want to leave your bathroom!

Realistically, investing in a beautiful shower curtain, some plush towels, scented candles, and new rugs can drastically update the look of your bathroom.

In the Entryway

Hotel designers know what they’re doing. The first thing you will see to establish your impression of the hotel is the entryway and lobby. You are drawn in by expensive stone, elaborate wood carvings, comfortable plush seating, and orchids galore.

You will see your reflection in fancy mirrors, at least what you can see with the dim lighting. And of course, there is fantastic artwork.

Creating an entryway that rivals luxury hotels can be simple. If you are looking for elegant home decor for your entryway, look for a focal point or centerpiece that will draw the eyes of guests to your home.

Look for a table for your entryway that is sophisticated, but not obtrusive. If you have enough space, look for a large, round table to make a dramatic statement. Find an attractive lamp, a beautiful bowl, a few books to show your interests, and a striking flower arrangement. Avoid fake flowers, though.

If you don’t have space for a table away from the wall, place it against the wall with an intricate mirror above it. If you still have any area, consider an inviting chair that will allow guests a place to sit when removing their shoes.

Throughout the Home

In the rest of your home, there are some things you can do that will scream luxury. Investing in high-quality curtains that coordinate the room decor without being distracting is worth some money.

Controlling temperature is vital. In a luxury hotel, the climate is perfectly controlled, so guests are not too hot or too cold. Consider installing a programmable thermostat to ensure the temperature is always perfect.

Luxury home decor can’t be properly enjoyed without proper lighting. A hotel is always full of beautiful overhead lighting, as well as lamps, sconces, chandeliers, and mood lighting. Install a dimmer to some of your lighting and strategically place lamps throughout your home.

Potentially the most important thing is to achieve the luxury hotel look is home organization. You can make your home feel fancy without purchasing a single piece of luxury home decor if you declutter and arrange your home efficiently. Make a space look purposeful and inviting. Whether a nook or main living area, spaces should be well-designed and free of clutter.

Finally, flowers and greenery are a must! Nothing screams luxury like colorful, fresh-cut flowers throughout your home.

Wrought Iron

If you’re looking for classic and sturdy outdoor furniture, wrought iron may be the way to go. This furniture is heavy, so you won’t have to worry about it blowing away, even in high winds. Wrought iron comes in many designs and colors, from a more classic Victorian look to a more streamlined contemporary style.

You can also paint wrought iron furniture a custom color to match your home’s trim or to accent cushions or other design elements. Wrought iron furniture is easy to clean -- just a wipe down with a damp cloth. It’s also easy to keep looking nice because you can touch it up quickly should you get a chip in the paint.

Aluminum Patio Furniture

If you’re looking for outdoor furniture that is easy to care for and easy to move around, then aluminum patio furniture is a good idea. Aluminum outdoor furniture is the classic sort that has a lightweight frame, then large cushions for the seats and backs.

The frame will outlast your cushions by many years, so you can get an updated look by replacing the cushions while keeping the base frames. Although aluminum doesn’t rust, make sure you choose a powder-coated, UV-resistant finish for frames that will stand up to the elements.

Wood Outdoor Furniture

For rustic charm and natural beauty, wooden outdoor furniture is hard to beat. Patio furniture made of wood can be finished with a variety of stains and paints to create color combinations that complement your home and other outdoor accessories. Wooden furniture is classic for outdoor living, especially if you’re going for a natural look, a rustic or country aesthetic, or a beachy style.

Wooden outdoor furniture does require more maintenance than other types of patio furniture. It’s still easy to clean, but use a solution of Murphy’s Oil Soap and water and a soft brush. You also need to keep your wooden outdoor furniture sealed to avoid splitting, rotting, and bugs. The choice of wood for your outdoor furniture plays a role in this maintenance.

Cedar is naturally resistant to both moisture and bugs, but requires annual sealing. Pressure-treated pine has been injected with a solution that makes it bug and moisture resistant, as well. Teak and eucalyptus are popular woods for outdoor furniture because they are dense and do not split easily. They also do not require annual sealing.

If your wooden outdoor furniture loses its luster, you can sand it, restain or repaint it, and seal it to bring it back to life. If your wooden furniture’s seal has broken and moisture stays on the wood, you can get mold, mildew, or algae on your furniture. Remove it with a beach or vinegar solution and a scrub brush, taking care not to scratch the wood.

Plastic, Composite, and Synthetic Furniture

If you are looking for the look and style of wooden outdoor furniture but don’t want the maintenance that comes with it, plastic outdoor furniture is a win. This type of furniture looks to be made of wood but instead is made of recycled plastic, rubber, sawdust, and other materials to create a weather-resistant polymer that never needs staining, painting, or sealing.

Many homes use composite materials for outdoor decking and porches due to their low-maintenance benefits. Your synthetic patio furniture will look good for years and can simply be rinsed down with your garden hose.
